Then comes the request: “Many people want this unit, send the deposit today to hold it.” A day after the transfer, the chat is gone.

Rental scams are one of the most common online frauds foreigners meet in Thailand. Below is how they work, how to check a listing before you pay, and what to do if the money is already gone.

In short

The main sign: a good unit below market price, plus pressure to pay a deposit before you see it.

Before paying: see the unit in person or on a live video call, check the owner’s ID and title deed, and call the building’s juristic office.

The account name: it must match the owner or the agency on the contract.

If you already paid: call your bank and the 1441 hotline at once, then file a police report. The first hours matter.

How rental scams work in Thailand

Most cases follow the same pattern. Scammers copy photos from real listings or hotel sites and post them in Facebook groups, Telegram chats or on classified sites at an attractive price. They present themselves as the owner or an agent and often say they are abroad, so they cannot show the unit.

Then the pressure starts: other people want the unit, the price is only for today, a small booking fee will hold it. The payment goes to a personal account under a name that has nothing to do with the owner. After the transfer, the scammer blocks you or asks for more money for “the contract” or “the key card”.

Warning signs of a fake listing

The price is clearly below other units in the same building

The “owner” is abroad and cannot show the unit, or refuses a live video call

You are asked to pay before you see the unit or sign a contract

The bank account is in another person’s name, or the name keeps changing

Pressure: “many people are interested”, “only today”

The same photos appear in other listings under other names

How to check a rental before you pay

See the unit. In person, or on a live video call where the person walks through the unit and shows the view and the building. A recorded video proves nothing.

Check the owner. Ask for the owner’s ID and a copy of the title deed (chanote) for the unit. The names must match.

Call the building. The condo’s juristic office can confirm that the unit exists and is really for rent. For a villa, ask a local agent or the neighbours.

Sign first, pay second. A written contract in Thai and English, with the deposit and the rent stated. For a 12-month lease, two months’ deposit plus the first month’s rent is common.

Pay to the right account. The account name must match the owner or the agency company on the contract. Keep the slip and all the chat messages.

Already paid? What to do in the first hours

Call your bank. Report the transfer as fraud and ask whether the receiving account can be held. The faster you call, the better the chance that the money is still there.

Call 1441. This is the Thai hotline for online fraud (AOC 1441). They help to put a hold on the scammer’s account.

File a police report. Online on the official Thai Police Online website or at a police station. Bring your passport, the transfer slip, the listing and screenshots of the chat.

Do not pay “recovery” services. After a scam, new scammers often appear and promise to return the money for a fee.

To be honest, money sent to a scammer is not always returned. A fast report gives you the best chance, but nobody can promise the result.

Can a rental scam affect your own bank account?

Usually, sending money to a scammer does not freeze your own account. The risk appears in other situations: when a “refund” or other money comes back to you from an unknown account, when you share copies of your passport or bank book, or when someone asks you to receive a payment and forward it. Such money may be linked to another victim’s police complaint, and then your account can get a police hold.

If that has already happened, read how a police hold is lifted: Police hold and the release letter, step by step

How we can help

We are not a law firm, and we cannot get your money back from a scammer. What we do: go with you to a viewing or a contract signing and interpret, help you file a police report in Thai, and deal with the bank if your own account has been restricted.

Half a day of an interpreter for a viewing or a contract signing is 6,490 THB, including 7% VAT.

Questions we often hear

How much deposit is normal for a condo in Thailand?

For a 12-month lease, usually two months’ deposit plus the first month’s rent. Short leases often need more. The deposit is paid when you sign the contract, not before you see the unit.

Is it safe to rent through Facebook groups?

Many real owners post there, and so do scammers. A Facebook listing is fine as a start, but check the unit, the owner and the account name before you pay anything.

Can the police get my deposit back?

Sometimes, if the money is still on the scammer’s account and the report was made quickly. Often the money has already been moved on. A fast report to your bank, 1441 and the police gives the best chance.

This article is general information, not legal advice.
