BOI Promotion in Thailand
The Thailand Board of Investment (BOI) can give your company up to 100% foreign ownership, tax incentives and easier work permits and visas for foreign staff. But BOI promotes specific activities, not every business, and it expects a real project with real investment.
We check whether your activity qualifies, work with experienced BOI consultants and licensed Thai lawyers on the application and coordinate every step: the business plan, translations, BOI questions and the interview, then company registration and work permits after approval. BOI makes the final decision, and we tell you honestly what your chances are before you pay.

Who Is This For?
Tech and digital companies
Software, digital platforms and other digital services that BOI promotes.
Manufacturers
Factories and industrial projects with investment in machinery, equipment and staff.
Regional headquarters / IBC
International companies providing management and support services to associated companies from Thailand. International trading may be possible under specific IBC conditions.
R&D and other targeted activities
Research, design, education and other activities on the BOI list.
Retail, restaurants, small trading and most local services usually don’t qualify. For them, a Thai limited company is often the better route. See Company Setup
What BOI Can Give You
Foreign ownership
Up to 100% foreign ownership for most promoted activities.
Corporate tax incentives
Corporate income tax exemption for a set number of years, depending on the activity group.
Import duty relief
Exemptions or reductions on import duties for machinery and some materials, depending on the project.
Work permits and visas
Easier work permits and visas for foreign experts and executives of the promoted company.
Land ownership
Permission, subject to BOI approval, for the promoted company to own land needed for the promoted activity.
What BOI expects in return
Real investment, conditions you must meet and regular reporting. If the conditions are not met, the promotion can be withdrawn.
Exact incentives and conditions depend on the activity and the project. We check them against the current BOI rules for your case.

BOI or a Thai Limited Company?
BOI-promoted company
Up to 100% foreign ownership and incentives, but only for promoted activities. It takes longer, needs real investment and comes with conditions and reporting.
Thai limited company
Faster and simpler for many businesses. If the company is foreign-majority and operates a restricted activity, a Foreign Business License, BOI promotion or another applicable exemption may be required.

FAQ
What is BOI promotion?
The Thailand Board of Investment (BOI) is a government agency. When it promotes a project, the company gets incentives such as foreign ownership rights, tax exemptions and easier work permits, in return for meeting the conditions of the promotion.
Does my business qualify?
It depends on your activity. BOI promotes several hundred activities, from manufacturing to digital services, R&D and regional headquarters. Retail, restaurants and most local services usually don’t qualify. We check your activity against the current BOI list.
Can a BOI company be 100% foreign-owned?
For most promoted activities, yes. Some activities come with extra conditions. We confirm this for your activity during the eligibility review.
Is there a minimum investment?
Generally yes. The usual minimum is 1 million THB, not counting land and working capital, and some activities have different requirements. We check the conditions for your project.
How long does it take?
The BOI review usually takes from several weeks to a few months, depending on the project and the questions BOI asks. Company registration, work permits and visas come after that. You get a timeline after the eligibility review.
Do I need a Thai company before I apply?
Not always. Depending on the project, you can apply before or after the company is registered. We plan the order that fits your case.
Can BOI promotion be withdrawn?
Yes, if the company doesn’t meet the conditions, for example on investment or reporting. We help you plan the investment and reporting so the promotion stays in place.
Are you a law firm or a BOI consultancy?
No. UnblockPro.Asia is a registered Thai coordination and support company. Experienced BOI consultants and licensed Thai lawyers prepare and file the application and the legal documents, and you know their fees in advance.
BOI rules, categories and incentives are set by the Thailand Board of Investment and can change without notice. This page is general information, not legal advice.
